without proper internal thermostat settings being applied prior to installation.  Inexpensive outlets, GFCI
protection receptacles, wall switches start to wear and no longer function safely as they should.  The
HVAC system supply vents are not balanced and rooms within the house have sometimes dramatic
temperature variations in each during the various seasons.  And how about those water shut off
valves?  Have you ever inspected them since you moved in?  Probably not.  If left unchecked, when you
really need to shut down a sink, toilet, or another fixture due to a good old leak......and it fails because it

  • Electrical Panel Inspection
  • Inspect, test, and remove electrical panel cover
  • Look for arcing signs (strong fire potential)
  • Check wires for evidence overload signs
  • Check for loose wires (strong fire potential)
  • Ensure proper hot & neutral wire bar attachments (shock/fire potential)
  • Check for improper wiring methodologies (happens a lot - taking panel off shows all)

  • Test Ground Fault Circuit Interrupter (GFCI) protected receptacles
  • Ensure functionality of GFCI outlets for safety protection functionality
  • Inspect areas in which GFCI devices should be located

  • Inspect & Test (if applicable) Electric Receptacles and Light Switches
  • Check for proper grounding  (reduce potential injury/fire)

SAFETY
  • Smoke Detectors – Carbon Monoxide Detector(s)
  • Ensure smoker detectors are operating and installed
  • Recommend additional smoke detectors related to standard safety recommendations
  • Test Carbon Monoxide Detector(s)
  • Recommend location, if applicable, if none are located within home
  • Inspect kitchen, bathrooms, garage, and exterior for GFCI installation
  • Inspect wood burning fireplace's flue and check for excessive creosote build-up

HVAC
  • Check Heating and A/C unit
  • Test for proper air flow from supply registers
  • Check temperature of air coming from supply registers (can uncover failing unit)
  • Inspect return register filters to determine possible filter replacement requirements
  • Inspect HVAC “water catch pan” to ensure integrity and potential clogging factors
  • Inspect exterior compressor unit(s)

PLUMBING
  • Inspect Water Heater
  • Test “water exit” temperature (proper temperature necessary for safety and unit longevity)
  • Check internal thermostat balance between elements (improper balance shortens life)
  • Inspect water shut off valves (sinks, toilets, etc.) **
  • Test, and if needed, drain sediment from bottom of unit (should be done every year or
    two)
  • Test Temperature Pressure Relief (TPR) value (ensures functionality - a major safety
